What is Negative Side Waterproofing?

What is Negative Side Waterproofing?
A typical case of negative side waterproofing is where water penetrates the walls of a basement and the waterproofing is carried out from the inside.

In general, negative side waterproofing is applied to the side of the construction opposite to the
side with direct contact to the water.

Negative side waterproofing is more difficult than positive side waterproofing because the water penetrates through the construction member (e.g. walls) and tries to push the waterproofing off the surface.

Ideally waterproofing materials are applied to the positive side of a structure (i.e. the side the water is coming in from), however, if this is not accessible, then negative side waterproofing is necessary.
When to use Negative Side Waterproofing
Examples of negative side waterproofing include application of  a waterproofing layer to the:-
♦  inside of a basement.
outside of water tanks or silos.
♦  inside of lift pits/ inspection pits.
  inside of tunnels.
exposed side of a retaining wall.

  underside of a leaking ceiling.
Product properties for successful negative side waterproofing

To successfully waterproof a structure from the negative side the products used should have the following properties:-
♦ be mineral based just like the brick or concrete structure - they have to become part of the substrate.
should ideally penetrate a little into the substrate - this way they can't be pushed off by the water pressure.
be breathable so water vapour can penetrate the surface.
♦be free of sodium so they don't harm steel reinforcement.
should resist high water pressure from the negative side.
 should be easy to apply.
should display self sealing properties to avoid leakages from minor cracks.

BASEMENT LOWERING

RCC can lower your existing basement to provide you with valuable
living space. RCC uses two types of systems, the benching system and the underpinning system.

WATERPROOFING CRACKS

Cracks result from voids in concrete foundations

Caused from curing or settlement. Over time, cracks can and will develop, causing foundation leaks. Internally and/or externally, cracks are repaired using a series of plugs, drains, and rubbers. A full inspection is required to determine the best cause for action!

WATERPROOFING INSIDE

 Interior benefits:

The internal system is used for three many reasons, one the area cannot be addressed from the exterior due to confined space or no access. The other is the water problem is not a foundation leak but a hydrostatic pressure problem, which simple means the ground water under the concrete slab raises up and down and cause the water to penetrate through the basement slab. The other is cost effectiveness for unfinished living areas.

Interior drainage system:

  • The floor is broken around the perimeter in which the system is needed aprox 6 to 10 inches away from the foundation wall.
  • Concrete is then removed and the trench is dug out to accommodate the 3 inch
    perforated weeping tile.
  • The weeping tile is installed it must be connected to a discharge such as a sump pump or
    a floor drain.
  • Then a dimpled sheet of drainage membrane is installed on the interior exposed wall where the system has been installed.
  • We then install a layer of ¾ clear gravel over the weeping tile to gain maximum drainage to the tile.
  • Once the membrane and gravel are installed this will allow any water from above grade or below grade to drain in the system installed.
  • Then a layer of concrete is installed over the exposed trench that will finish the floor back to its original level.                                                                                                                                                      CONTACT US:

WATERPROOFING OUTSIDE

Exterior waterproofing benefits

Reduces the moisture in a basement which helps eliminate musty odors and other allergies that affect people.
Waterproofing the exterior foundation walls will give you a structurally sound foundation and eliminates the amount of deteriation that will occur on your foundation walls. This can save your home thousands of dollars in repairs among other things. Sometimes belongings can be ruined by leaky basements where too much moisture buildup is damaging.
Basement moisture or water problems can reduce the value of your home, Most Realtors will advise their customers to fix their basement before offering their home for sale. Therefore your property value will increase immediately once it has been waterproofed.
Waterproofing your home can strengthen the houses foundation as water can weaken the structures base and cause settlement in your home which therefore will cause interior cracks and shifting of the floors.
Once your basement has been waterproofed it will allow you to go on vacation and have peace of mind.

Exterior Waterproofing process is as follows:

  • Waterproofing your basement from the exterior is highly recommended because the water problem is being addressed from the source.
  • Waterproof your home from the exterior it allows you to restore the foundation to its nature state and also allows you to gain maximum drainage around you property by installing new weeping tile.
  • Exterior waterproofing is a system that requires excavation around the perimeter of the building. The excavation depth obviously depends on the elevation of your property so therefore most excavations range from 4 to 8 feet deep and aprox 2 ½ ft wide.
  • Once the hole has been excavated speed shoring is installed to insure the safety of the men and to prevent any soil from breaking free and caving in the area dug.
  • Excavation is to the footings where the old weeping tiles are removed and new 4 inch weeping tile with filter cloth are installed.
  • Foundation walls are then cleaned and inspected for any voids or structural cracks, the defected areas are chiseled out and repaired with non-shrink hydraulic cement which basically expands when applied to the voids.
  • We then apply a trowel on rubber membrane which will be the main ingredients to waterproofing your foundation; this product has the elongation which will allow the product to expand if any further settlement occurs in your foundation.
  • Then we apply a dimpled sheet of drainage membrane which is fastened to the top with a termination bar, this membrane will act as a protection board and a drainage membrane.
  • Once the waterproofing and membrane has been installed a layer of ¾ clear gravel is placed over the weeping tile to maximize the drainage to its fullest potential.
  • If your home has any windows below grade and you require a window well, it is installed and a 4 inch weeping tile is installed vertically down from the inside of the window well to the footings and filled with ¾ clear stone in order to create drainage in the window well.
  • Then the area is backfilled with its native soil and compacted to its original level. Once this system is           tested you have fully waterproofed your foundation and will have no further issues with water .            CONTACT US:
